# Archicon: Design, Planning and Build Services

Archicon is a London architecture and construction practice for property developers. We take conversions, both HMO and commercial-to-residential, from feasibility and planning strategy through to completed build, designed to maximise GDV and pass planning first time. ## Five stages from first visit to handover

### 1. Free consultation and feasibility
Every project starts with a clear view of what's possible. We visit the property, talk through your ideas, and give you honest advice on planning permission, what you can realistically achieve and the likely cost, before you commit to anything. Covers: site visit and appraisal, advice on planning permission versus permitted development, design possibilities, and honest budget and timeline estimates.

### 2. Design and planning application
We create the detailed designs and handle the planning paperwork. We know what London councils look for, so we design with approval in mind from the first sketch. Covers: concept designs and 3D visualisations, full planning drawings and documentation, application submission, and liaison with the local council on your behalf.

### 3. Technical drawings
After planning approval we produce the technical drawings the build is priced and constructed from. Covers: building regulations drawings, structural details and specifications, material and finish specifications, and coordination with engineers.

### 4. Construction and project management
Our construction team runs the whole build. You keep one point of contact throughout and get regular updates. Covers: full project management, coordination of trades and suppliers, progress updates and site access, and quality checks at every stage.

### 5. Completion and handover
We carry out a thorough check, hand over the full documentation, and make sure you're happy before we sign off. Covers: final inspection and snagging, all certificates and documentation, warranty information, and ongoing support.

## Site planning services in London
Knowing what a site can accommodate comes before any design work. Site planning covers feasibility studies, density analysis and pre-application advice, so you know what can be built on the plot, whether that's a rear extension, a loft conversion or a multi-unit development.

For property developers this is also where ROI is decided. We model yield, density and viability against local plan policy before a single drawing is produced. Where a scheme has already been refused, we review the notice to establish whether the grounds are policy or design, and whether a resubmission can succeed.
